The residential blocks stand 2 of 6/7 storeys, 8 of 11 storeys and 2 of 12 storeys, counted as residential storeys above the commercial first storey, and the development provides 961 carpark lots including 10 EV lots and 7 handicap lots.
Seventy facilities belong to the condominium itself. They sit on the second storey landscape deck and are divided between the development’s two precincts, Park East and Park West. Four themed zones run through both: The Aquatic Oasis, The Garden Oasis, The Adventure Oasis and The Lifestyle Oasis. A 600 m forest jogging trail is among them.
One boundary is worth stating plainly, because it decides what a maintenance contribution covers. The retail mall, the hawker centre, the community club and plaza, and the integrated bus interchange with its link from Tampines North MRT station belong to ParkTown Tampines, the commercial component, and are not condominium facilities. Tampines Boulevard Park is a third case again: a public park serving Tampines North that adjoins the site and belongs to neither.
The Tampines Avenue 11 site was tendered as Government Land Sales parcel Tampines P17 and awarded to the Topaz joint venture on 11 Jul 2023 at $1,206,390,880, from three bids received. Against a permissible gross floor area of 126,700 sqm, that is a land cost of approximately $885 per square foot per plot ratio. These are figures of public record from the tender itself.

The ParkTown Residence floor plan layouts comprise 39 named layouts, grouped into 10 price bands, spanning 1 to 5 bedrooms. The smallest is a 463 sqft 1-Bedroom + Study; the largest is a 1,679 sqft 5-Bedroom Premium. The ten bands are 1-Bedroom + Study, 2-Bedroom, 2-Bedroom Premium, 2-Bedroom Premium + Study, 3-Bedroom, 3-Bedroom Premium, 3-Bedroom Premium + Study, 4-Bedroom, 4-Bedroom Premium and 5-Bedroom Premium.
Kitchens are fitted with Bosch, Samsung and Vintec appliances, stepped across seven band groupings, and interior finishes are stepped across three tiers. Tampines North MRT Station and Bus Interchange On Site
ParkTown Residence location highlights begin with the transport node. Tampines North MRT station on the Cross Island Line and the integrated bus interchange sit within the development rather than near it, both part of the ParkTown Tampines commercial component. The Urban Redevelopment Authority’s Master Plan 2025 records Cross Island Line Phase 1 as completing by 2030. For drivers, the TPE, PIE and KPE are all close at hand.
Cycling is the other half of the picture. A further 13 km of cycling paths are scheduled for completion by 2026, expanding the Tampines network to 30 km, alongside 18 km of park connectors and a new cycling bridge and underpass that remove the need to dismount on the way to Pasir Ris and Simei.
Schools are unusually dense here. Angsana Primary School is 4 minutes away; Poi Ching School, UWCSEA East Campus, Gongshang Primary School and Temasek Polytechnic are each 5 minutes; Elias Park Primary School, Saint Hilda’s Primary School and Temasek Junior College are 6 minutes; Ngee Ann Secondary School is 7; and the Singapore University of Technology and Design is 10. Travel times are approximate.
Two employment centres are within reach: Punggol Digital District, which pairs business space with the Singapore Institute of Technology, and Changi Business Park. Tampines Regional Centre itself is closer still.
Green space is close on several sides. Tampines Eco Green carries wetland, grassland and secondary rainforest habitats. Sungei Api Api Park runs along a mangrove lined waterway with cycling paths beside it. Tampines Boulevard Park, a public park serving Tampines North, adjoins the site, and Our Tampines Hub is a short trip away.

Why do the residential floors start on the second storey?
The first storey is given over to the public and commercial functions of ParkTown Tampines: the bus interchange, the retail mall with its through block link from the MRT, the hawker centre, the community club and the green boulevard. Residential lobbies and units begin above that, on and over the second storey landscape deck. This is also why two storey counts describe the same buildings. Counted as whole buildings, the blocks run 8, 12 and 13 storeys; counted as residential storeys above the commercial first storey, the same blocks are 6 or 7, 11 and 12. Both are correct and they differ by exactly one level.
