Pricing & Availability

“What do units actually cost, and what am I paying each month after that?”

ParkTown Residence is priced across ten bands, from the 1-Bedroom + Study at 463 sqft to the 5-Bedroom Premium at 1,679 sqft. The table below is the live source of truth for sizes and pricing, maintained directly against the developer price list. Monthly maintenance is set by share value, and the rate is uniform across the development.

Maintenance and share value

Every unit’s estimated monthly maintenance is its share value multiplied by a single rate that applies development-wide. Four share value tiers cover all ten bands, so units in different bands can carry the same monthly figure.

Harmonised floor area. The Tampines Avenue 11 site was launched for tender on 23 December 2022, after the 1 September 2022 threshold in URA circular DC22-09. ParkTown Residence is therefore a harmonised floor area project: air-conditioner ledges and non-load-bearing reinforced concrete ledges are excluded from strata area, so the quoted square footage is liveable space rather than a figure inflated by service voids.

Mixed Development

The residential component of an integrated development that also holds a mall, a hawker centre, a community club and a bus interchange

ParkTown Residence is the residential part of ParkTown Tampines, an integrated development on a single Commercial and Residential land parcel. The commercial component is a separate ownership from the condominium and comprises the retail mall, the hawker centre, the community club and plaza, and the integrated bus interchange with its link from Tampines North MRT station.

Knowing where the boundary falls matters, because it determines what your maintenance contribution covers and what it does not. The 70 facilities listed further down this page are the condominium’s own, sitting on the second storey landscape deck across the two residential precincts. The mall, the hawker centre, the community club and the bus interchange are not condominium facilities. They are neighbours you can reach without crossing a road. Tampines Boulevard Park is a third case again: a public park adjoining the site, belonging to neither the condominium nor the commercial component.

Why the residential lobbies start on the second storey▼

The first storey is given over to the public and commercial functions: the bus interchange, the retail with its through block link from the MRT, the hawker centre, the community club and the green boulevard. Residential units begin at the second storey, above the landscape deck, with residential lifts running from the basement parking level.

This is also why two different storey counts describe the same buildings. Counted as whole buildings, the blocks run 8, 12 and 13 storeys. Counted as residential storeys above the commercial first storey, the same blocks are 6 or 7, 11 and 12. Both descriptions are correct and they differ by exactly one level.

Location & Connectivity

Tampines North MRT station and the bus interchange sit inside the development, not near it

ParkTown Residence occupies a block bounded by Tampines Avenue 11 to the north, Tampines Street 62 to the south, Tampines Avenue 6 to the west and Tampines North Drive 2 to the east. Tampines North MRT station on the Cross Island Line and the integrated bus interchange are both within the development itself. Tampines Boulevard Park adjoins the site but is a neighbouring public park rather than a condominium facility. Expressway access is to the TPE, PIE and KPE.

Tampines Boulevard Park is not part of the development. It is a public park serving Tampines North, adjoining the site rather than inside it, and the Urban Redevelopment Authority’s Master Plan 2025 records it as newly completed. Residents reach it on foot, but it is not a condominium facility and does not form part of the maintenance contribution.

The Land Transport Authority and the National Parks Board record a further 13 km of cycling paths scheduled for completion by 2026, which would take the Tampines network to 30 km, alongside 18 km of park connectors and a planned cycling bridge and underpass toward Pasir Ris and Simei. These are third party infrastructure timelines rather than developer commitments, and the figures are as published in the brochure.

Views & Orientations

Two precincts, twelve blocks, and an outlook that depends on which side of the green spine you sit

ParkTown Residence is divided into two precincts. Park West holds Blocks 1, 3, 5, 7 and 9. Park East holds Blocks 11, 13, 15, 17, 19, 21 and 23. Each has its own pool, gym, function rooms and gardens, and each has its own outlook: units face either inward over the landscape deck and pools, or outward over the surrounding streets and Tampines Boulevard Park.

Block separations across the site range from 22 metres to 119 metres according to the architect’s building distance plan, so the internal outlook is not uniform. Some inward-facing stacks look across a short courtyard; others look the length of a pool with a long setback.

What the sales team can tell you that this page cannot. Stack-by-stack facing is recorded in the agency’s internal orientation notes rather than in any published document, so it is not reproduced here. Bring a unit number or a shortlist to the showflat and the team can work through what each stack faces against the stacking chart and the site plan.

Outlook is the one thing a floor plan cannot show you. Arrive with two or three stacks in mind and the conversation gets specific quickly.

Unit Types & Floor Plans

39 unit types across ten bands, from a 463 sqft 1-Bedroom + Study to a 1,679 sqft 5-Bedroom Premium

ParkTown Residence has 39 named unit types grouped into ten price bands spanning one to five bedrooms. Layout count, band count and bedroom count are three different numbers: several bands hold three or four distinct layouts at slightly different sizes. Counting the ground-level Private Enclosed Space variants separately gives 59 designations in total.

Two suffixes worth knowing before you read any plan. A type ending in (p) is the second storey variant of that layout, which comes with a Private Enclosed Space instead of a balcony. There are 41 such units in the development. An asterisk against a unit number on a floor plan denotes a mirrored unit, the same layout reflected. Stated areas include the Private Enclosed Space or balcony where applicable; air-conditioner ledges and non-load-bearing reinforced concrete ledges are excluded from strata area.

1-Bedroom + Study

Unit typesAreaBand units
AS147 sqm / 506 sqft73
AS2, AS3, AS443 sqm / 463 sqft
What the developer highlights in this band▼

A study or flexi space additional to the bedroom, more internal space in place of a large balcony, and a spacious, regular open concept living and dining area. AS1 is the larger of the two sizes at 506 sqft and runs as a full stack; the 463 sqft AS2, AS3 and AS4 make up the rest of the band.

2-Bedroom

Unit typesAreaBand units
B1, B2, B2(p), B355 sqm / 592 sqft160
What the developer highlights in this band▼

An extension of the living space onto the balcony, a master bedroom sized for a king bed, a common bedroom sized for a queen bed, and a spacious, regular open concept layout. All four types share a single 592 sqft footprint, so the choice within this band is about position rather than size.

2-Bedroom Premium and 2-Bedroom Premium + Study

BP567 sqm / 721 sqft
BPS1, BPS1(p), BPS271 sqm / 764 sqft134
What the developer highlights in these bands▼

Both bands introduce an enclosable kitchen and an efficient dumbbell layout with no corridor, meaning the two bedrooms sit at opposite ends of the living space rather than off a passage. The Premium + Study adds a study or flex space to that arrangement. BP5 is the outlier in the Premium band at 721 sqft against 678 sqft for the rest.

BPS1 is one of the three show units.

3-Bedroom

Unit typesAreaBand units
C186 sqm / 926 sqft135
C287 sqm / 936 sqft
C3, C4, C588 sqm / 947 sqft
What separates C1 from C2 to C5▼

Size is the smaller difference: 926 sqft against 936 and 947 sqft. The larger difference is in the kitchen. C1 is provided with a 3 zone induction hob; C2, C3, C4 and C5 are provided with a 3 zone gas hob. This is the only place in the development where one bedroom band splits across two different cooking provisions, and it is worth knowing before you choose a stack. Everything else in the band matches: the same 90cm hood, the same oven, the same 458 litre fridge and the same washer cum dryer.

The developer highlights an enclosable kitchen, an efficient dumbbell layout with no corridor, an extension of the living space onto the balcony, and queen sized beds for all common bedrooms.

CPS4, CPS5110 sqm / 1,184 sqft
What changes at the Premium tier▼

These are the first bands to step up to Tier 2 finishes, which means polished rather than matt tiling, timber rather than vinyl bedroom flooring, and a larger wardrobe. They are also the first to receive the 617 litre fridge and standalone washer and dryer in place of the combined unit.

The developer highlights that all bathrooms are naturally ventilated, and that the household shelter doubles as a maid’s room or storeroom. In the Premium + Study, the study can potentially be converted as part of the master suite, and the kitchen is naturally ventilated.

CPS2 is one of the three show units.

4-Bedroom and 4-Bedroom Premium

DP1, DP1(p)138 sqm / 1,485 sqft47
DP2, DP2(p)139 sqm / 1,496 sqft
What the four bedroom units add▼

Both bands gain a wine chiller, which no smaller band receives. The 4-Bedroom highlights a living area of approximately 4 metres in width, a naturally ventilated functional kitchen, naturally ventilated bathrooms and a household shelter usable as a maid’s room or storeroom.

The 4-Bedroom Premium adds a junior master bedroom with its own naturally ventilated ensuite and what the developer calls a Lifestyle Kitchen. In DP2 the living and dining area measures approximately 4.5 metres by 6.6 metres.

DP2 is one of the three show units.

5-Bedroom Premium

Unit typesAreaBand units
E1, E1(p)156 sqm / 1,679 sqft22
What only the 5-Bedroom Premium gets▼

E1 is the only type in the development provided with a steam oven, and the only type on Tier 3 finishes, which brings polished marble flooring at 900 by 900mm in the living and dining area and a thicker 18mm timber floor in the bedrooms. It also carries the wine chiller, the 617 litre fridge and the standalone washer and dryer.

The developer highlights a junior master with a naturally ventilated ensuite, a living area of approximately 4.7 metres by 7.2 metres, a Lifestyle Kitchen, and a household shelter usable as a maid’s room or storeroom. Both units in the band sit in Park East, and there are 22 in the development.

Fittings, Appliances & Finishes

Bosch, Samsung and Vintec appliances stepped across seven bands, on finishes stepped across three tiers

Provision at ParkTown Residence steps up twice, and the two step patterns are not the same. Kitchen appliances are allocated across seven band groupings; interior finishes are allocated across three tiers. A unit’s appliance group does not determine its finish tier, and the 3-Bedroom band is the clearest case: all five C types share Tier 1 finishes while C1 alone takes a different hob from C2 to C5.

What is provision and what is showflat dressing▼

The difference is explicit, and it is worth carrying into the showflat with you.

Provided: a lighting point in the kitchen, a pull out sauce rack in the Tier 1 kitchen, a vanity side open shelf with toilet roll holder in the bathrooms, and an openable perforated screen in the Tier 2 bathrooms.

Showflat treatment, not provision: the LED lighting fixtures themselves, the tinted mirrors in the bathrooms, and the open display shelving.

Facilities

“How many facilities are there, and are they shared between the two precincts?”

There are 70 resident facilities at ParkTown Residence, numbered 1 to 70 on the site plan. They are split unevenly between the two precincts: 44 in Park East and 26 in Park West. Both precincts are within the condominium and open to all residents, and each is organised into the same four themed zones, so the split is about where a facility sits rather than who may use it.

Six of the 70 are pools. Across both precincts there are 21 water and poolside facilities, eight gardens, groves and trails, six lounges, six dining pavilions, three lifestyle pavilions, three decks and two lawns. These are thematic groupings rather than separate tallies, and they overlap: the six pools also count among the water facilities, so the category figures should not be added together.

What is not counted here. A further seven numbered items on the site plan cover the arrival zone and back of house: the grand arrival drop off, the management office, the guardhouse, the genset, the substation, the bin centre, the bicycle lots and the water tank. They are infrastructure rather than amenities and are excluded from the 70.
Both precincts, one visit

The site plan reads differently in person than on paper, particularly the way the two precincts sit either side of the green spine.

A land cost of $885 per square foot per plot ratio, on a site that attracted three bids

The Tampines Avenue 11 site, tendered as land parcel Tampines P17, was awarded to the Topaz joint venture on 11 July 2023 at $1,206,390,880. Against a permissible gross floor area of 126,700 sqm, that is a land cost of approximately $885 per square foot per plot ratio. Three bids were received. These are public figures from the tender record rather than developer marketing.

Why the harmonisation date matters to what you are buying▼

Under URA circular DC22-09, a project falls under the harmonised floor area rules if its development application was submitted on or after 1 June 2023, or if it is a Government Land Sales site launched for sale on or after 1 September 2022. ParkTown Residence meets the second test: the tender launched on 23 December 2022.

In practice this means air-conditioner ledges and non-load-bearing reinforced concrete ledges are excluded from the strata area you pay for. A quoted 1,066 sqft here is liveable floor area. On an older, non-harmonised project the same nominal figure can include service voids you cannot use, which is why square footage is not directly comparable across the two regimes without adjusting for it.

Work the numbers through

Land cost, harmonised area and the payment stages each affect the figure you actually commit. We can walk through how they interact for a specific unit.

Frequently Asked Questions

Detailed answers to the questions buyers ask most often

What does the (p) in a unit type such as BP2(p) or DP2(p) mean?▼

It marks the second storey variant of that layout, which comes with a Private Enclosed Space in place of a balcony. There are 41 such units across the development, and they appear on the second storey row of the stacking chart. The internal layout matches the standard type; what changes is the outdoor space and the level.

Which unit types are on display at the showflat?▼

Three: BPS1, a 764 sqft 2-Bedroom Premium + Study; CPS2, a 1,163 sqft 3-Bedroom Premium + Study; and DP2, a 1,496 sqft 4-Bedroom Premium. Between them they cover both Tier 1 and Tier 2 finishes, so you can see the step from matt tiling and vinyl bedroom flooring to polished tiling and timber in one visit.

What separates the 3-Bedroom C1 from C2, C3, C4 and C5?▼

The cooking provision, and it is the only split of its kind in the development. C1 receives a 3 zone induction hob; C2 through C5 receive a 3 zone gas hob. Size differs slightly too, at 926 sqft for C1 against 936 sqft for C2 and 947 sqft for C3, C4 and C5. Hood, oven, fridge and washer provision are identical across all five, and all five share Tier 1 finishes.

What does the 5-Bedroom Premium have that no other unit type does?▼

Two things exclusively. It is the only type provided with a Bosch steam oven, and the only type on Tier 3 finishes, which brings polished marble flooring at 900 by 900mm in the living and dining area and an 18mm timber bedroom floor against 12mm at Tier 2. It also carries the Vintec wine chiller and 617 litre fridge shared with the four bedroom types, and a living and dining area measuring approximately 4.7 by 7.2 metres.

What is the HS marked on the floor plans?▼

The household shelter, which is mandatory in Singapore private housing. In the larger layouts the developer positions it to double as a maid’s room or storeroom, and labels it that way on the plans for the 3-Bedroom Premium band upward. It has solid reinforced concrete walls that cannot be altered, so plan any storage or furniture around its fixed footprint.

What is a dumbbell layout, and which types have one?▼

It places the bedrooms at opposite ends of the living and dining space rather than off a shared corridor, so no floor area is spent on circulation. The developer applies it from the 2-Bedroom Premium band upward, covering the BP, BPS and C types. In the 592 sqft 2-Bedroom band the layout is described instead as a spacious, regular open concept.

Why do the 1-Bedroom + Study units come in two different sizes?▼

The band holds four unit types at two footprints. AS1 is 506 sqft and runs as a full stack; AS2, AS3 and AS4 are 463 sqft. All four carry the same provision, a study or flexi space additional to the bedroom, and the same Tier 1 finishes. The 73 units in the band divide between the two sizes.

Which unit types have a junior master bedroom with its own ensuite?▼

The 4-Bedroom Premium types DP1 and DP2, and the 5-Bedroom Premium E1. In all three the junior master ensuite is naturally ventilated rather than mechanically extracted, as are the other bathrooms in those layouts. The standard 4-Bedroom types D1 to D4 have four bedrooms without the second ensuite arrangement.

An asterisk appears next to some unit numbers on the floor plans. What does it mean?▼

It marks a mirrored unit: the same layout reflected about its axis. The room sizes and provision are unchanged, but the plan is handed the other way, which affects where the kitchen sits relative to the entrance and which side the balcony opens from. Worth checking on any shortlist, because two units of the same type can feel different to walk through.
