ParkTown Residence Project Info

ParkTown Residence is the residential component of ParkTown Tampines, an Integrated Mixed Development at 1 to 23 Tampines Street 62 in District 18. It is developed by Topaz Residential Pte. Ltd., a joint venture of CapitaLand Development, UOL Group Limited and Singapore Land Group Limited, with the commercial component held by Topaz Commercial Pte. Ltd. The land is 99 years leasehold with effect from 09 Oct 2023, on a site of 50,679.7 sqm, or 545,516 sqft, at a plot ratio of 2.5.

There are 1,193 residential units in 12 blocks. Counted above the commercial first storey the blocks stand 2 of 6/7 storeys, 8 of 11 storeys and 2 of 12 storeys; counted as whole buildings, including that first storey, the same blocks are 8, 12 and 13. Both figures describe the same buildings and differ by exactly one level, which is worth knowing before comparing this development against a conventional condominium. Parking runs to 961 lots, including 10 lots designated for electric vehicles and 7 handicap lots. Temporary Occupation Permit is expected on 30 Jun 2030 and legal completion on 30 Jun 2033. The ParkTown Residence buyer’s guide works through what the layout codes, suffixes and plan conventions mean.

The site occupies a full block bounded by Tampines Avenue 11 to the north, Tampines Street 62 to the south, Tampines Avenue 6 to the west and Tampines North Drive 2 to the east. Tampines North MRT station on the Cross Island Line and the integrated bus interchange are inside the development rather than a walk from it, both part of the ParkTown Tampines commercial component; the Urban Redevelopment Authority’s Master Plan 2025 records Cross Island Line Phase 1 as completing by 2030. Tampines Eco Green, Sungei Api Api Park and Our Tampines Hub are the nearest anchors, and Tampines Boulevard Park, a public park serving Tampines North, adjoins the site without forming part of it. Fuller detail on schools, malls and travel times is on the ParkTown Residence location highlights page.

ParkTown Residence Facilities

Seventy facilities belong to the condominium, counted from the development’s own numbered facilities legend. All seventy sit on one level.

The second storey landscape deck is that level, running above the commercial first storey across both residential precincts and split 44 in Park East and 26 in Park West. Each precinct carries its own 50 m lap pool, its own gymnasium and its own function rooms, so neither depends on the other for the basics. Four themed zones thread through both, The Aquatic Oasis, The Garden Oasis, The Adventure Oasis and The Lifestyle Oasis, and a 600 m forest jogging trail runs on the deck. The enlarged facilities plan at the top of this page carries the full numbered legend, item by item.

Two things beyond the deck are not condominium facilities and are not paid for by the maintenance contribution. The retail mall, the hawker centre, the community club and plaza, and the integrated bus interchange with its link from Tampines North MRT station all sit on the first storey and belong to ParkTown Tampines, the commercial component under separate ownership. Tampines Boulevard Park belongs to neither: it is a public park serving the wider Tampines North estate. All three are reachable without crossing a road, which is the point of an integrated development, but none of them is inside the condominium’s strata.

Kitchen Appliances by Bosch, Samsung and Vintec

Interior of a ParkTown Residence unit showing the living and dining area

Kitchens are fitted with Bosch, Samsung and Vintec appliances across thirteen provisions, and the specification steps up with unit size rather than being uniform. The appliance schedule groups the range into seven columns: 1-Bedroom + Study with 2-Bedroom; 2-Bedroom Premium with 2-Bedroom Premium + Study; the 3-Bedroom C1 on its own; the 3-Bedroom C2 to C5 together; 3-Bedroom Premium with 3-Bedroom Premium + Study; 4-Bedroom with 4-Bedroom Premium; and the 5-Bedroom Premium on its own.

That last grouping matters when comparing bands. The appliance schedule splits the 3-Bedroom band in two, C1 apart from C2 to C5, and the finishes schedule does not. The two schedules do not group the range the same way, so a provision confirmed for one band under one schedule cannot be assumed for the same band under the other. Band by band detail is set out in the ParkTown Residence buyer’s guide.

Finishes Stepped Across Three Tiers

Fittings and finishes in a ParkTown Residence unit, including kitchen cabinetry and worktop

Interior finishes run to three tiers, and each tier covers a named set of layouts rather than a bedroom count.

Tier 1 covers the AS, B, BP and BPS layouts and every C layout, which is the 1-Bedroom + Study through to the standard 3-Bedroom.

Tier 2 covers the CP, CPS, D and DP layouts: 3-Bedroom Premium, 3-Bedroom Premium + Study, 4-Bedroom and 4-Bedroom Premium. Master wardrobe provision steps up between the tiers, from 1350 mm long to 1400 mm long at 650 mm deep and roughly 2790 mm high.

Tier 3 covers E1 alone, the 5-Bedroom Premium.

Each tier carries its own unit palette, assigned by tier rather than chosen by the buyer. A palette is not a menu here, and neither is the appliance set.

Delivered by a Team With a Published Track Record

Interior finishing detail at ParkTown Residence

Workmanship is easier to assess from a public register than from a photograph. The Building and Construction Authority’s Quality Housing Portal lists United Tec Construction Pte. Ltd. as the builder here and P&T Consultants Pte. Ltd. as the architect, and records the same pairing on Clavon, which completed in 2024 at CONQUAS Band 1, and on AMO Residence and The Watergardens at Canberra. The portal shows this development as Under Assessment, which is what a pre-completion entry reads: a project is banded once the finished building is assessed, so no score is claimed for it here. More on the three developer groups is on the ParkTown Residence developer page.

ParkTown Residence Unit Distribution Chart

The chart sets out 126 stacks carrying the 1,193 units, and its floor columns are the clearest illustration of the storey rule above: they begin at the 2nd storey in every block, never the 1st, because the 1st storey is commercial. The columns run 2 to 13 in the tallest blocks, 2 to 12 in the eight blocks of 11 residential storeys, and 2 to 8 in Blocks 9 and 11.

Two irregularities are worth reading for. Blocks 9 and 11 are the low pair, and parts of them step down a further storey, so a stack in those blocks may stop one level below its neighbour rather than running the full height. Separately, the 2nd storey row is where the Private Enclosed Space variants sit: 41 units across the development carry a (p) suffix, marking a ground level outdoor space in place of a balcony. The internal layout of a (p) unit matches its unsuffixed twin; what changes is the outdoor space and the level.
