ParkTown Residence Location Highlights
ParkTown Residence stands at 1 to 23 Tampines Street 62 in District 18, on a site bounded by Tampines Avenue 11 to the north, Tampines Avenue 6 to the west and Tampines North Drive 2 to the east. The distinctive thing about this address is that the station is inside it: Tampines North MRT station on the Cross Island Line sits within the integrated development, together with the future bus interchange, the retail mall, the hawker centre and the community club that make up ParkTown Tampines. Our Tampines Hub is roughly three minutes away, Tampines Mall and IKEA Tampines about four, and Tampines Eco Green about eight. Travel times are approximate. The project information page carries the development particulars in full.

Tampines Green Town
ParkTown Residence sits inside an unusually green part of Tampines, and the green is genuinely walkable rather than merely nearby. The Green Boulevard runs through the development and links it towards Sungei Api Api, Tampines Eco Green and Sun Plaza Park. Tampines Boulevard Park, the public park serving Tampines North, adjoins the site on its own land and is a neighbour rather than a facility of the condominium.
Sungei Api Api has been reshaped under the Active, Beautiful, Clean Waters programme, which converts utilitarian drainage canals into planted waterways with lookout decks and space to sit. Sungei Tampines carries the same treatment. The practical effect for a resident is that the walk to the water is a walk through landscape rather than along a fence line.
Tampines Eco Green is the largest of the green spaces within easy reach, an ecological park of grassland, freshwater wetland and secondary rainforest kept deliberately rustic, with birdwatching hides rather than manicured lawns. Sun Plaza Park is nearer still. Between them the two cover the difference between a quiet walk before work and a half day out.
Tampines Connected Town
Tampines North MRT station is a Cross Island Line station and is slated to open by 2030. It sits within the integrated development rather than at the end of a walk to it, and the bus interchange is part of the same structure.
The stop counts published for this station are worth reading carefully, because each one is measured along the Cross Island Line while the station it names is an interchange with a different line. Pasir Ris is one stop away and is the interchange with the East-West Line. Hougang is two stops in the other direction and interchanges with the North East Line. Punggol is four stops, reached by continuing past Pasir Ris, and also interchanges with the North East Line. Ang Mo Kio is five stops and interchanges with the North-South Line, and Bright Hill is seven stops and interchanges with the Thomson-East Coast Line. The line you travel on is the Cross Island Line in every case; the line named is the one you change to on arrival.
For drivers the TPE, PIE and KPE are all close, which covers the north east, the central corridor and the route into town. Cyclists get the larger change. A further 13 km of cycling paths is due for completion by 2026, taking the Tampines network to 30 km, and 18 km of park connectors already run through the wider area. A cycling bridge and an underpass are planned that will let riders reach Pasir Ris and Simei without dismounting, which is the detail that turns a network on a map into a usable commute.
Tampines Growing Town
Tampines North is the newest of Tampines’ precincts and is still filling in, which is the reason a development of this size could be built here at all. It is identified in the URA Master Plan as a growth area for the East Region, with housing, commercial space and community facilities planned around the new station.
The employment geography around it is the part that tends to be underrated. Tampines Regional Centre is about five minutes away and is already one of the larger office concentrations outside the city. Changi Business Park is about eight. Punggol Digital District is about ten, and pairs commercial tenants with the Singapore Institute of Technology campus on the same site. The Future Paya Lebar Air Base Redevelopment is about fifteen minutes away and is exactly what its name says, a site being prepared for redevelopment rather than a place you can work today. Travel times are approximate.
Naming it as future rather than present matters here, because the timeline for that site is long and a buyer weighing it should treat it as an option on the area rather than as a fact about it.
Convenience and Accessibility at ParkTown Residence
Nature Parks and Retail Shopping
Retail in Tampines is unusually concentrated, which means the daily shop and the destination trip are the same short journey. Tampines Mall, Tampines 1 and Century Square sit within a few minutes of each other in Tampines Regional Centre, and IKEA Tampines, Giant and COURTS Megastore form a second cluster on the far side. Tampines Round Market and Food Centre covers the wet market and hawker end of the week. Pasir Ris Mall and White Sands are a little further out, and Jewel Changi Airport is about twelve minutes for the occasions that justify it.
On the green side, Tampines Eco Green, Sungei Api Api Park and Sun Plaza Park are all within reach, and Sungei Tampines runs close by with its own planted edges. Travel times are approximate.
Business Hubs and Education Institutes
Schools are dense in this part of Tampines and cover every level. Angsana Primary School is about four minutes away. Poi Ching School, Gongshang Primary School and UWCSEA East Campus are about five, as is Temasek Polytechnic. Elias Park Primary School, Saint Hilda’s Primary School and Temasek Junior College are about six, Ngee Ann Secondary School about seven, and the Singapore University of Technology and Design about ten.
One caution on the primary schools, because it is the figure buyers most often use wrongly. Priority registration is decided by straight-line distance from the home, not by driving time, and the two do not track each other. A school four minutes away by road may or may not fall inside the one kilometre band. Anyone buying with a specific school in mind should measure the radius using the Ministry of Education’s own school finder rather than inferring it from a travel time.
For work, Tampines Regional Centre, Changi Business Park and Punggol Digital District cover three quite different employment markets within a short drive, and Temasek Polytechnic and the Singapore Institute of Technology campus at Punggol put two tertiary institutions on the same short list. Travel times are approximate.
